The funny part is she only needs two items and human reflexes to 1v5.

I don't really think so.

People tend to forget that the rest of her team is there... and then call it a 1v5 and completely ignore her team's contributions. Vayne can only peel one target off with condemn and her tumble actually does have a cooldown (just short late-game, so any amount of cc while her condemn is down is death if she's seriously trying to 1v5).
