Essence Reaver + Zeal (40% Crit & 30% CDR!?)

Building just 1.5 items gives an ADC 40% crit & 30% CDR (Hi , & ).

Essence Reaver costs 3,600 gold, and zeal costs 1,200 gold. So for 4,800 gold, you get 40% crit, 30% CDR, 65AD, 15% attack speed and the mana passive that comes with Essence Reaver.

This seems way too gold efficient to me. Spending that much gold shouldn't get you ALL those stats. The power strike it is going to create in games is going to be hard to overcome.
